Why the guides disagree
The first two cover the same kind of job and differ by a wide margin. One reason is that price depends on the cause: fixing drainage is cheaper than rebuilding a footing under a slope. Another is that lead generation sites publish averages from their own members, and the member mix changes. Treat each number as a place to start asking questions, not as a budget.
What can push a price up on a mountain lot
- Access. A crawl space reached by a narrow hatch on a steep side costs more to work in.
- Haul and delivery on a hillside driveway.
- Engineering. If a slope is involved, an engineer's report is a separate cost.
- Permits. Fees and inspections vary by office; see permits.
Before you accept any number
Ask for the scope in writing, with the method and materials named. North Carolina requires a general contractor licence for projects of $40,000 or more, and the licensing board watches for jobs split to stay under that line (N.C. Gen. Stat. 87-1).
