Black Mountain: what the ground and the paperwork look like
Local facts for Black Mountain, with sources and the date we read them.
Black Mountain counted 8,426 residents in the 2020 census and the median age was 51.6, so many houses here have long owners and long histories (US Census Bureau QuickFacts, read 4 November 2026). The town covers about 6.7 square miles at the foot of the mountains east of Asheville. Creeks run through it, and the roads follow them.
During Hurricane Helene on 27 September 2024, flooding cut the town off for a time, and the area sat among the hardest hit for landslides in Buncombe County. Our sources are news summaries and USGS counts for the region, not a survey of the town, so treat them as context. A homeowner with a wet crawl space after that storm should separate three questions: did floodwater enter, is groundwater now higher than before, and has anything moved?
What flooded houses leave behind
Water that sat against walls or under floors can leave silt in the crawl space, soak insulation, and swell wood. If the house was flooded, moisture may remain in the framing long after the dirt looks dry. Take a moisture reading rather than judging by eye, and keep dated photographs for any claim or for the next buyer.
Cracks that appear within months of a flood are not always caused by it, and the reverse is also true. Mark and date each crack, and check again after the soil has dried through a season.
Which office
Black Mountain is a town, not unincorporated county land. We did not find a published statement of which office inspects building work inside the town limits, so call town hall first, then the county office on Woodfin Street if they send you there. The numbers are on the permit page.
Next steps
Start with crawl space moisture if the floors feel damp, or foundation problems if something has shifted. Prices are on the price page.
Reading the season
Creek towns change with the weather. A crawl space that is dry in October and wet in March points to groundwater rising with the season, while one that is wet after every storm points to surface drainage. Check at both times if you can. Write down what you see on the same days each month for a year; a simple log is more useful to any visitor than a single photograph, and it costs nothing to keep.
